1. Platform role

TIC provides an online venue for property search, listing submission, and inquiry routing. We do not act as broker, agent, attorney, surveyor, appraiser, escrow agent, or financial adviser unless a separate written agreement explicitly says otherwise.

2. Listing accuracy

Listings are submitted by owners, agents, and managers. While we review listings before publication where stated, we do not guarantee accuracy, completeness, availability, pricing, square footage, boundaries, permits, covenants, HOA rules, utility status, or legal title. Photos and videos may be illustrative; inspect properties in person and verify all material facts independently.

3. Trust badges and review status

Labels such as “verified”, “reviewed”, “featured”, or similar indicators reflect platform checks at a point in time. They are not warranties of identity, ownership, solvency, or legal compliance. Always conduct your own due diligence.

4. Pricing insights and AI tools

Pricing suggestions, comparables, listing-strength scores, and AI-generated copy are informational aids only. They may be incomplete or outdated and must not be relied on as professional valuation, investment advice, or legal guidance.

Documents, checklists, and resources in the Tools section are provided for general information only and do not constitute legal advice. TIC is not a law firm. Consult a qualified attorney licensed in The Bahamas before executing contracts, transfers, or development decisions.

6. Foreign buyers

International purchasers may be subject to Bahamian statutes and policies governing foreign investment in real property, work permits, residency, and tax obligations. TIC does not provide immigration, tax, or exchange-control advice. Seek qualified local counsel and financial advisers.

7. Transactions and payments

TIC is not a party to leases, sales, or deposits unless explicitly stated. Any payment, deposit, or contract is strictly between the parties involved. Never send funds based solely on an online listing without independent verification of the recipient and property title.
